A few thugs broke into one of our vacant units, busted the toilet & spray painted the place. 😡

But when I showed up with my “Construction Crew” 😉😎 they agreed to leave immediately.

This rarely happens.
But when it does, you must be strategic.

You also need to have a system for securing vacant units.

Let the other tenants know when there is a vacant unit so they call the Police & Property Manager if someone breaks in.

Change the door locks immediately. Use dead bolts.

Secure and lock all windows.

Turn water off at shut off valves.

Turn circuit breakers off at sub-panels.
